Ngan, 27, was recently arrested for selling fake weight-loss products containing dangerous ingredients. The property deeds were found inside a safe seized from the 300-square-meter apartment.
Upon opening up the safe at the station, the police also found US$8,000 in cash and four bank savings books.

Ngan, an influencer with over 40 million views on TikTok, was taken in Monday for selling weight-loss pills and “collagen capsules” containing dangerous banned substances.
The police said Ngan founded ZuBu Company and ZuBu Shop, which is registered under another person’s name. She directly controlled their operations, finances and business activities, and pocketed their profits.
Since 2021 she has been partnering with some factories in Hanoi to produce weight-loss health supplements, including Super Detox X3, X7 and X1000.

While these were licensed, Ngan exploited a “free gift” loophole to distribute an unlicensed product labeled “Collagen Vegetable Capsules.”
These capsules, lacking regulatory approval or product registration, were packaged and branded identically to X3, X7 and X1000, and promoted as enhancing weight-loss effects when used together.
She touted them as part of a weight-loss regimen, encouraging customers to use them alongside licensed products for “faster results.”
The products were shipped from the Hanoi factories to ZuBu Shop’s warehouse in Ho Chi Minh City and distributed through social media platforms like Facebook and TikTok and ZuBu Company’s hotline.
They cost VND870,000-1.1 million and customers were promised weight losses of four to 15 kg.
Sales revenues were routed through accounts of Ngan’s relatives and employees to obscure the money trail.
But delivery company data indicates she earned hundreds of billions of dong between 2023 and 2024.
Testing by the Ministry of Public Security’s Criminal Science Institute found that Ngan’s products were dangerous.
Some “collagen” samples contained prohibited substances sibutramine and phenolphthalein, which can cause cardiovascular issues, hypertension, digestive disorders, and cancer.
