Located in Tay Ho District, the project will comprise 490 high-rise residential units with a projected gross development value of approximately US$450 million. According to the developer, the project is targeting Vietnam’s first WELL for Residential Pre-Certification, with wellness-focused living incorporated into its design approach.
Maison Privée spans approximately 0.8 hectares within the Ciputra urban area, one of Hanoi’s established residential communities popular among affluent residents and expatriates. The development is designed as a private residential enclave emphasizing exclusivity, privacy, and curated living experiences.

According to the developer, the project offers connectivity to Ring Road 2 and Ring Road 3, with travel times estimated at around 20 minutes to Noi Bai International Airport and 15 minutes to Hanoi’s city center. Construction is expected to begin in the third quarter of 2026, with completion scheduled for the first quarter of 2029.
Tan Wee Hsien, CEO of CapitaLand Development Vietnam and International, said the project reflects the company’s continued focus on the high-end residential segment in Hanoi.

The development will include two 35-story towers offering unit types ranging from two-bedroom-plus apartments of approximately 98 square meters to duplex residences nearing 400 square meters.
Commercial spaces will also be integrated into the project.
Surrounded by nearly 100 hectares of landscaped greenery and open space within Ciputra Township, the project is designed to provide views overlooking the Ciputra golf course.

A key feature of Maison Privée is its focus on wellness-oriented living standards. The development will incorporate indoor air quality systems and water filtration solutions. Residents will also have access to private lift lobbies, an indoor all-season swimming pool, rooftop pool facilities, and what the developer describes as Hanoi’s first residential supercar garage.
The project also benefits from proximity to international schools, including the United Nations International School of Hanoi and Singapore International School, as well as retail destinations such as Lotte Mall West Lake Hanoi.

CapitaLand Development said Maison Privée forms part of its long-term expansion strategy in Vietnam. The company currently has more than 19,000 residential units across 20 projects nationwide and aims to expand its portfolio to 30,000 units by 2029.
